How postcode categories affect your loan
Australian postcodes are grouped into categories based on property market characteristics. Category 1 covers high-density metropolitan areas — Sydney CBD, Melbourne inner suburbs, Brisbane metro — where property markets are deep, liquid, and supported by thousands of comparable sales. Category 2 encompasses established suburban areas with solid market activity and reliable valuation data. Category 3 covers regional centres and towns with smaller populations, fewer sales, and less market depth. Category 4 applies to remote locations where property markets are thin and disposal timeframes can be extended. Each category has different maximum LVR caps and product availability. Metro postcodes receive the most favourable terms because the underlying property is easier to value accurately and, if necessary, dispose of quickly. Regional and remote postcodes may carry lower LVR caps but remain eligible through products specifically designed for those markets.

What determines my postcode category?
Three primary factors determine postcode categorisation: population density, property market depth, and comparable sales availability. High population areas with active property markets and thousands of recent sales are categorised higher, receiving more favourable LVR caps. Areas with fewer sales, longer average days on market, and greater price volatility are categorised lower. The categorisation is reviewed periodically to reflect changes in market conditions — a growing regional centre may be reclassified upward as its property market matures. Property type also plays a role: a residential house in a Category 2 postcode may receive different treatment from vacant land in the same postcode due to differences in market depth and disposal characteristics.
